Old Village: paint goes through the Town first

Exterior paint work in the Old Village Historic District shows up on the agendas of the Town of Mount Pleasant's Historic District Preservation Commission, often as staff approvals. Recent examples (agendas read October 9, 2026):

  • February 2026: repainting the existing front-facade shutters of a house, approved by staff (agenda);
  • February 2025: a change of paint color on a Pitt Street property, and deck repair and painting on another (agenda).

Both kinds of properties appear: those marked historic on their survey card and those marked non-historic. If your house is in the district, plan for that review before the painting date, and keep the approved colors with your estimate.

Creeks, marsh and harbor views

Much of Mount Pleasant's life happens along the water. On Google Maps (read October 9, 2026), Shem Creek Park has 4.8 stars from more than 2,300 reviews, with visitors writing about its boardwalk, dolphins, shrimp boats and sunsets.

Memorial Waterfront Park, also 4.8 from nearly 4,000 reviews, is loved for its long pier with swinging benches and harbor views. Palmetto Islands County Park earns 4.8 for its observation tower, marsh views and kayaking.

Homes near that water see damp air and strong sun on porches, railings and trim. On our coastal projects, the exterior products were chosen to be weather-resistant for those conditions, and prep starts with a clean, dry surface.

Questions from Mount Pleasant homeowners

Does a painter working in Mount Pleasant need a state registration?

For paid residential work above the amount set in state law, yes: painters register with the Residential Builders Commission at SC LLR, where you can look up any number. Ask for it, and for a certificate of insurance, with every estimate.

Can I repaint my Old Village house the same color without approval?

Check with the Town before you schedule. The commission's staff approvals include simple jobs such as repainting existing shutters, so ask the Town's planning staff how your project will be handled.

Do you paint new construction for builders?

Yes. The Park West home and the modern farmhouse were painted during construction, on the builder's schedule, and the South Hampton condominiums were painted alongside the construction phases.
