Commercial Painting in Charleston, SC
VMS Home Painting takes on commercial painting in Charleston, SC for buildings that cannot shut down while the work happens: offices, schools, gyms and community centers, hotels, condominium complexes and industrial facilities, inside and out.
Our published commercial work includes the full exterior of an 82,320 sq ft building on Eagle Drive and interior painting for Phase 3 of Summerville High School.
Commercial buildings we have painted
- Commercial building on Eagle Drive, 82,320 sq ft: washing and surface prep on every facade, weather-resistant coatings in light tones, pavement masked off and work phased so the property stayed open.
- Summerville High School, Phase 3: long hallways in high-traffic paint systems, yellow accent walls that help with wayfinding, the cafeteria and multipurpose areas, scheduled around construction to meet the school's opening date.
- Community center gym: high ceilings, exposed ductwork, beams and structural supports painted from lifts, with the floor and equipment protected.
- Pool house and aquatic processing facility: industrial coatings for a humid, chemical-heavy interior on structural steel, equipment rooms and platforms, plus the metal siding outside.
- Hotel on Isle of Palms: guest corridors on several floors, a coastal gray exterior and the pool deck area, phased around guests.
Condominium buildings and HOA communities are a large part of this work. See HOA and condo painting in Charleston for those projects.
Working around tenants, students and guests
The projects above share the same constraints: people keep using the building, deadlines are fixed, and much of the work is overhead. This is how those jobs were run:
- Phased schedules that keep entrances, hallways and parking usable, and that follow the general contractor's calendar on construction jobs.
- Coatings matched to the room: high-traffic systems for school corridors, industrial coatings where humidity and chemicals are part of daily operation, weather-resistant systems outside.
- Access equipment for each height: ladders, lifts and other height-access gear, with safety procedures for overhead work.
- Protection of floors, equipment, pavement and landscaping before any paint is opened.
- Coordination with the property manager, facility manager or builder, as on the hotel, the processing facility and new condominium buildings.

License and paperwork for commercial jobs
In South Carolina, commercial contracting above the amount set in S.C. Code §40-11-30 needs a license from the Contractor's Licensing Board, and painting is listed under "General Contractors – Specialty," in the Nonstructural Renovation subclassification (§40-11-410). Owners and managers can verify any license on the SC LLR site.
Ask for the license number and a certificate of insurance with every bid, ours included, and check that the bid names the coating system for each surface.
What drives the cost of a commercial paint job
We do not publish prices or per-square-foot rates; each building is bid on its own scope. What changes the number:
- square footage of walls, ceilings and exterior facades, and their heights;
- access: lifts, ladders and how many elevations need them;
- the coating system each surface needs, from standard wall paint to industrial or high-traffic coatings;
- prep: washing, patching, rust and failing coatings;
- phasing, night or weekend work, and deadlines tied to an opening date;
- documentation the owner or general contractor requires.

Questions from owners and property managers
How is a commercial painting job estimated?
From the drawings or a walk of the building: the surfaces and their square footage, heights and access, the prep each area needs, the coating system, and the schedule the building can live with. Phasing and any after-hours work change the bid, so they belong in the scope from the start.
How much does commercial painting cost per square foot?
There is no honest single rate. A school corridor, a high gym ceiling and a humid processing room take different coatings and equipment. Ask for a bid that lists each area separately so you can compare.
Can you paint while the business stays open?
That is how most of the projects above were done, with phased schedules around residents, guests and staff.
